Whenever you’re looking into buying a new home, the HVAC system is a very important thing to look at.
I learned this the hard way last year when I purchased a new home for the first time.
I was more interested in the other parts of the house than I was in the heating and cooling system. I was much more worried about the way the lighting and the fireplace looked in the living room than about the furnace or the central air conditioning system. I specifically remember the realtor trying to tell me about the old furnace and how it would need to be replaced soon, but I kept cutting her off. I didn’t really even want to hear it, because I had already decided by that point that I was going to buy the house. I loved the layout of the place and I didn’t care one bit about the heating, ventilation, and air conditioning system. Well, after I had moved in and had been living in the house for about a month, I started to regret the decision of not listening to the realtor. That’s because the HVAC system suddenly stopped working and I ended up having to pay a small fortune to get it fixed. The HVAC technician told me that my central air conditioner was an antique and that it was going to have to be completely replaced within the year. Then he dropped an even bigger bomb on me by telling me that I was also going to have to get the furnace replaced too.
